Recently, Frasers Property Holdings (Thailand) Co., Ltd. participated in an online discussion titled New Green Possibilities during the business sector segment, focusing on Green Business Pathway. This event was part of the Bangkok Design Week 2021, aimed at raising awareness and fostering public dialogue to expand the development and policy of green spaces, while exchanging case studies among urban policy drivers, urban development networks, designers, and private organizations. These stakeholders play a crucial role in exploring new possibilities for transforming urban vacant spaces into quality and sustainable public green areas through a participatory design process, aligning with the Bangkok Metropolitan Administration's Green Bangkok 2030 initiative.

The business discussion segment, Green Business Pathway Talk, covered topics such as allocating private project spaces for public benefit, developing public green areas in collaboration with the Bangkok Metropolitan Administration, increasing the proportion of green space in the CBD, and enhancing livability. Experts from five private organizations and national state enterprises participated in the conversation.

Woravat Srisuan, Deputy CEO of Frasers Property Holdings (Thailand) Co., Ltd., was one of the speakers on the topic of “Privately Owned Public Spaces”, introducing the concept of creating green spaces for the public and fostering sustainable urban communities. “As a real estate developer, we must consider sustainability. Projects should have a lifespan of at least 30 years and should create positive changes for the city today while delivering value for future communities. A significant issue in developing urban community spaces in Bangkok is the limited open and green areas, which amount to only 3.5 square meters per person, while the World Health Organization's standard is set at 9 square meters per person. Additionally, the amount of public benefit space allocated by the government for communal use is only 7%, compared to the standard of at least 20-25%. Furthermore, the current environment of public spaces in the city is not very pedestrian-friendly. If these urban community areas are developed and improved to be more pedestrian-friendly, comfortable, and safe within a good environment, it could encourage more people to walk, which is a strategy for sustainable urban development,”

Woravat Srisuan, Deputy CEO of Frasers Property Holdings (Thailand) Co., Ltd.

Frasers Property Holdings is committed to enhancing the quality of communities in the central business district along Rama 4 Road through the design and development of mixed-use real estate projects. The focus is on expanding the project's managed areas into open public spaces, increasing green areas, and improving pedestrian pathways to be wider and more comfortable, promoting both social and economic growth. This is part of a network of quality public green spaces in the city center of Rama 4, connecting to large urban parks such as Lumpini Park and Benjakitti Park.

The Parq and One Bangkok are two mixed-use projects that reflect our vision of creating positive change in the central business district of Bangkok's Rama 4 area, promoting a better environment to enhance the quality of life for people while developing the economy and society in urban communities. The Parq is a completed mixed-use project featuring smart office and retail spaces under the concept of ‘Life Well Balanced’, serving as a model for creating green spaces in private projects for public benefit. It includes large trees planted along the building's facade to provide shade for the streets and walkways, and the front area of the project has been expanded to widen the existing pedestrian walkway under improved landscaping, benefiting the surrounding community. One Bangkok, the largest and most comprehensive real estate project in Thailand currently under construction, emphasizes four aspects: people-centered design for quality of life, convenience, and user benefits, with large public spaces and interconnected pedestrian pathways throughout the project; environmental sustainability with 50 rai of open and green space out of the total 104 rai of the project; design aimed at achieving LEED and WELL certification; the use of smart technology in various management systems; and convenient access to the project through connections to the MRT, expressways, and major roads including Witthayu Road and Rama 4 Road,”

Additionally, other projects developed or managed by Frasers Property (Thailand) and its affiliated companies, such as Park Venture Eco-plex, Samyan Mitrtown, and FYI Center, also prioritize the development of public green spaces in the city center. This is based on the principle of developing private areas for the public good, including increasing green spaces for public benefit, planting trees along the roadside, allocating wide open spaces in front of buildings for public use, and expanding pedestrian pathways adjacent to buildings to be wider and more convenient for walking.

“For the definition of an ideal future city, the first word that comes to my mind is ‘Glocal’, which is a blend of local culture, lifestyle, and wisdom (Local) with globally recognized concepts, standards, innovations, and advanced technology (Global) harmoniously integrated,”
